2. Book a Viewing

We hope this message finds you well. Following the latest construction update for Ferns on the Brook, we are pleased to invite you to view your property prior to Christmas. This is an additional opportunity for you to see the progress of your home and experience the quality and attention to detail that continues to define this development.

Details of the Property Viewing:

  • Dates: Thursday 30th January 2025
  • Duration: Each viewing will be limited to 30 minutes.
  • Location: Ferns on the Brook, 77 Walkers Way, Nundah QLD 4012.
  • Booking: To confirm your attendance, please select your preferred time using our website calendar link below.

Important Information:

  1. Arrival: Please arrive 10 minutes before your scheduled time and wait at the designated front entrance for further instructions.
  2. Purpose: This viewing is not a formal pre-settlement inspection but a chance to observe the progress and gain comfort in the delivery of your home. The formal pre-settlement inspection will be conducted closer to settlement in 2025.
  3. Safety: As the driveway and drainage system are currently undergoing replacement, the site remains an active construction zone. For your safety, all attendees must wear closed-in footwear.
  4. Restrictions:
    • A maximum of two people per property may attend the viewing.
    • Third parties or representatives will not be granted access.
  5. Courtesy: Due to the ongoing works and the tight schedule, we kindly ask for your cooperation in adhering to the allocated time slots.

PRE-INSECTIONS – THIS STEP WILL NOT BE CONDUCTED UNTIL 2025

You will receive an email from us inviting you to book a pre-settlement inspection to review your property ahead of settlement.

We are proud of the home we are delivering and want to ensure you are, too. Don’t worry if you have never undertaken an inspection like this before, we will guide you through the process and ensure you are comfortable every step of the way.

Please be mindful that the area is still a construction site and no access is available without an authorized representative being in attendance. These appointments must be booked prior to site attendance.

We appreciate all buyers will be getting excited about making the move into their new home and/or taking ownership of their investment. At this stage it is important that new owners reserve pre-settlement appointments to undertake a focused review of the property with a Dennis Family Corporation representative for the purpose of a visual inspection of the final finishes.

We ask buyers to try and limit the number of attendees to these appointments to avoid detracting from the purpose of the inspection. However, we do appreciate you might have specific people you would like to attend.

You may elect to engage a third party to undertake this inspection for you. If you choose to do this, please provide the booking email or link to this page to your third-party company so they can make their booking.

Appointments are scheduled to take 45 minutes. Please arrive 10 minutes before your confirmed appointment time and wait at the front entrance.

Please note that only persons listed on the appointment will be allowed onsite. For safety reasons, all attendees must be wearing closed in footwear. We will provide you with a high visibility vest which is to be worn throughout the appointment.

If you are experiencing any COVID systems or not feeling well you must re-schedule your appointment.


What is the pre-settlement inspection for?

This is your opportunity to inspect your new property and report any concerns you may have regarding the property.


What to expect at the appointment

  • A visual inspection will be undertaken with a Dennis Family Corporation representative who will introduce you to the builder.
  • If items are identified which do not meet the required standard or building code it will be recorded in a report.
  • Buyers will be requested to sign acknowledgement of the items identified at the close of the inspection.

Post appointment

  • A copy of the report from the pre-settlement inspection will be emailed to you.
  • Should any defects be identified, Dennis Family Corporation will coordinate the appropriate trades to rectify the agreed defects.  As per the sales contract you have the opportunity to provide a maximum of 2 defects notices as follows:
    • First Defects Notice: Prior to settlement
    • Second Defects Notice: Between the First Defects Notice and that day 3 months after settlement.
