3. Book a Pre-Settlement Inspection


You will receive an email from us inviting you to book a pre-settlement inspection to review your property ahead of settlement.

We are proud of the home we are delivering and want to ensure you are, too. Don’t worry if you have never undertaken an inspection like this before, we will guide you through the process and ensure you are comfortable every step of the way.

Please be mindful that the area is still a construction site and no access is available without an authorized representative being in attendance. These appointments must be booked prior to site attendance.

We appreciate all buyers will be getting excited about making the move into their new home and/or taking ownership of their investment. At this stage it is important that new owners reserve pre-settlement appointments to undertake a focused review of the property with a Dennis Family Corporation representative for the purpose of a visual inspection of the final finishes.

We ask buyers to try and limit the number of attendees to these appointments to avoid detracting from the purpose of the inspection. However, we do appreciate you might have specific people you would like to attend.

You may elect to engage a third party to undertake this inspection for you. If you choose to do this, please provide the booking email or link to this page to your third-party company so they can make their booking.

Appointments are scheduled to take 45 mins. Please arrive 10 minutes before your confirmed appointment time and wait at the sales office located in the recreation area.

Please note that only persons listed on the appointment will be allowed onsite. For safety reasons, all attendees must be wearing closed in footwear. We will provide you with a high visibility vest which is to be worn throughout the appointment.

If you are experiencing any COVID symptoms or not feeling well you must re-schedule your appointment.


What is the pre-settlement inspection for?

This is your opportunity to inspect your new property and report any concerns you may regarding the property.


What to expect at the appointment

  • A visual inspection will be undertaken with a Dennis Family Corporation representative who will introduce you to the builder.
  • If items are identified which do not meet the required standard or building code it will be recorded in a report.
  • Buyers will be requested to sign acknowledgement of the items identified at the close of the inspection.

Post appointment

  • A copy of the report from the pre-settlement inspection will be emailed to you.
  • Should any defects be identified, Dennis Family Corporation will assist with communication to the builder until all defect items are rectified. As per the sales contract you have the opportunity to provide a maximum of 3 defects notices as follows:
    • First Defects Notice: Prior to settlement
    • Second Defects Notice: Within 14 days after Settlement; and
    • Third Defects Notice: Between the Second Defects Notice and that day 3 months after settlement.
  • A final letter of completion of pre-settlement defects will be sent to you by the builder once all defect items are rectified.
